5 Tips in Buying a Newly Built Las Vegas Homes

In spite of the nationwide credit crisis,
newly built Las Vegas homes are
regaining popularity and are more affordable than in the past years. Modern
home builders are using popular, open floor plans and are helping buyers get
new homes.

In any transaction, it is always important
that the home buyer is fully informed and educated. These important tips in
home transactions will help you make sure that the outcome will be a success.

1. Hire Las
Vegas Realtors
who have experience in dealing with new homes. A strong
realtor negotiating on your behalf can save you thousands more than the
commission. A builder’s sales agents are paid to represent the builder, and
many will use tactics to pressure you into signing the contract.  Having your own agent to represent you has a
lot of benefits; they can act as your fiduciary and disclose the positives as
well as the negatives about the transaction. Agents hired by builders don’t
discuss the negative aspects of the deal.

2. Before committing to anything, make sure
that you carefully evaluated the seller’s lender. Most builders prefer their
own lender because they will be kept fully updated of your personal progress.   Oftentimes, builders will present you with
huge incentives to get you into new Las Vegas homes. However, the catch is that, you have to use their lender.
There are many problems that can occur if you limit yourself to one lender,
higher rates and higher closing costs are the two most prominent. Also, insist that
your lender guarantee its Good Faith Estimate. If the lender refuses abruptly
or makes excuses, find yourself another one. Most reputable lenders will honor that
request, even though it’s not required by law.

3. Know
the builder’s reputation. Do a little investigation about the builder’s history
by checking public records for lawsuits or complaints and assess their
resolutions. Talk to the neighbors and inspect the quality of the surrounding
homes.

4. Get a qualified home inspector to check the home. Although most new Las Vegas homes for sale come with a 12 month warranty that covers
everything, many of the problems won’t show themselves until well after the 12
month period.

5. Get hold of some legal advice before
purchasing new Las Vegas homes. Before signing a purchase contract, consult a
real estate lawyer. Make sure that you comprehend your liabilities and
commitments.
