April 2010 Las Vegas Market Reports – Here’s a breakdown of the total sales closed last April: 44% REO closings, 26% Short Sale closings, and 30% Classic closings. Though REO closings have dropped significantly from previous months, the most noticeable Las Vegas real estate market change had to be the sudden surge in REO inventory, with an additional 133 REO listings in the last week of April, which consequently marks the first such increase after months of downward trending.
The median price of single family Las Vegas Homes has seen an increase for the first time in months. Both the median and average listing prices maintain a strong value. Rise in median sales prices is tied to the total closings being comprised of mostly short sales and classic closings compared to previous months.
