Pre-Inspection Tips for Buyers of Las Vegas Homes

may think it is too costly to get a professional
inspection of every house they tour. As sellers don’t always reveal the whole
truth to potential homebuyers, it is important to perform pre-inspection where
you can identify potential problems yourself.

1. Observe other houses on the neighborhood. Do not let a home’s curb appeal keep you from examining other
houses on the street. Take note if there are nearby businesses boarded up or
vandalized. Talk to the neighbors from some get some scoop about the place. If
everyone else is not happy with the area, then you probably wouldn’t, too. Do
not make bad investments you might get stuck with.

2. Poor maintenance. If there are three roofing and gutters have plants growing in
them, it is a sign of owners neglecting their home.

3. Check the yard. If it
slopes toward the house, it can cause water to run down the foundation walls
which will result to an expensive repair. Inspect the foundation of Las Vegas homes. If you find more than
one-third inch of cracks or bulges, it signifies major structural issues.

4. External and interior smells.  Take a big whiff of
the air and smell anything funky. If you only smell the huge baskets of
potpourri all over the house, then this could be a red flag.

5. Check for wiring problems. You don’t have to be an electrician to check for symptoms of
wiring problems. Test out all switches and outlets in the house if they are
functioning properly. Red signals would be flickering lights, circuits that don’t
work and warm or hot outlets or faceplates.

6. A peculiar fresh paint on one wall. New paint can hide drab walls and other bigger problems
like water damage, mildew or mold. The worst scenario is when you find stains
or saggy walls or ceilings which is a result of mold and leaks.

7. “Off limit” rooms. If you are really interested in Las Vegas homes, arrange to see the rooms again if there are locked
doors and blockades during the home tour.
